Home Inspection Process
We begin each inspection by ensuring the home is accessible and ready for a complete evaluation. From there, we conduct a thorough inspection following a structured approach—working from the outside in and from top to bottom.
When conditions allow, we walk every roof to closely assess its condition. From there, we move into the attic, continue through the second floor, then the first floor, and finish in the basement or crawlspace. This systematic process helps ensure no area is overlooked.
During the inspection, we evaluate all major systems and components, including the cooling, heating, electrical, plumbing and structural components.

Inspection Report
Your detailed inspection report will clearly outline the condition of the home. Each room is individually listed and includes:
- High-quality photos
- Descriptions of observed conditions
- A rating for each item:
- Satisfactory – Performing as expected
- Fair – Functional but may require maintenance or monitoring
- Poor – Needs repair/replacement, is unsafe and/or is not functioning as intended.
This format makes it easy to understand the condition of the property and prioritize any needed improvements.
Items Not Inspected
While we strive to be as comprehensive as possible, certain items are outside the scope of a standard home inspection. These include:
- Washers and dryers
- Irrigation systems
- Water softeners
- Fences
- Low-voltage systems (such as cable, internet, and alarm systems)
